Replacement cost pays what it would actually cost to rebuild or replace today. Actual cash value pays the depreciated value — what your ten-year-old roof is technically worth, not what a new roof costs.

Is home insurance mandatory in Manitoba?
Not by law — Manitoba does not require homeowners to carry insurance the way the province requires Autopac on vehicles. But every mortgage lender does, and most condo boards require unit owners to maintain a policy. In practice, almost every Winnipeg homeowner carries it because the alternative — covering a total loss out of pocket — is not realistic.
Do I need overland water coverage on a Winnipeg home?
For most homes, yes. The 2014 and 2017 spring melts demonstrated how fast surface water moves in this province, and overland water is excluded from the base policy with almost every carrier. It has to be added as an endorsement. We assess your specific neighbourhood, elevation and history before recommending limits.
Does home insurance cover flood damage in Manitoba?
It depends on the type of water. There are three distinct coverages: sewer backup (water coming up through drains), overland water (surface water entering above ground), and groundwater seepage (water rising through the basement floor). Each one needs its own endorsement, and a standard policy without them will deny the claim. We layer all three when the property warrants it.
What does sewer backup coverage in Winnipeg actually include?
It pays for damage when water or sewage backs up through floor drains, toilets or sinks. It is standard on most Winnipeg policies, but limits and deductibles vary widely — and homes in older neighbourhoods on combined sewers (parts of St. Boniface, West End, Wolseley) often warrant higher limits.
